Most of Collin County sits on Blackland Prairie clay, a dense soil that swells when it rains and shrinks in summer heat. That seasonal movement is the leading cause of foundation problems in the area, which is why the foundation is where a sound build starts.
For new homes and additions, we plan the foundation around that soil from the beginning. On flat lots, that usually means a post-tension slab, where steel tendons are tensioned after the pour to keep the slab in compression and ride out the soil’s movement. We give the same attention to drainage and grading, since water pooling against a slab is what sets the cycle in motion. That groundwork is what keeps everything built above it sound for decades.
